What Is a Lady Bird Deed?

A Lady Bird Deed (officially called an Enhanced Life Estate Deed) lets you transfer your Florida home to your beneficiaries automatically upon your passing — without going through probate.

You keep full ownership and control during your lifetime. You can sell, refinance, or revoke the deed at any time. Your beneficiaries don’t need to sign anything, and you can name up to four of them.

The name comes from President Lyndon B. Johnson, who used this type of deed to transfer property to his wife, Claudia Alta “Lady Bird” Johnson.

Lady Bird Deeds are currently recognized in Florida, Texas, Michigan, Vermont, and West Virginia.

Why Florida Homeowners Need a Lady Bird Deed

Without proper estate planning documents, your home may be forced through Florida probate — a process that can take months and cost your family thousands in court and attorney fees. A Lady Bird Deed prevents that.

Frequently Asked Questions

How long does it take to get my Lady Bird Deed?

If you visit our Port Orange office, we can usually have it ready in less than 30 minutes. Remote orders are typically completed within 1–2 business days.

Can I get this done remotely?

Yes. We offer both mobile notary service (we come to you) and remote online notarization for clients anywhere in Florida. Both are included in the $400 Full Service option.

How long does recording take?

Mail-in recording typically takes less than 2 weeks. We have a 100% recording success rate and guarantee our work.

Can I make changes after my deed is recorded?

Yes. You can update your Lady Bird Deed at any time. A new deed will need to be prepared and recorded. We offer repeat customer discounts.

Do I need an attorney?

For most Florida families, a properly prepared Lady Bird Deed covers what a full attorney estate plan would accomplish — at a fraction of the cost. We are a licensed non-attorney document preparation service. If your situation requires legal advice, we recommend consulting an attorney.

We also prepare Last Wills & Testaments, Powers of Attorney, Advance Directives, Quitclaim Deeds, and Transfer on Death Deeds.
